Senior Real Estate Investment Analyst

Our client, a leading real estate investment firm with a significant presence in Virginia Beach, Virginia, US , is seeking a highly analytical and detail-oriented Senior Real Estate Investment Analyst. This role is integral to the acquisition and asset management functions of the company, requiring a thorough understanding of real estate markets, financial modeling, and investment strategy. The analyst will play a crucial role in identifying promising investment opportunities, conducting due diligence, and supporting the management of a diverse real estate portfolio.

Responsibilities: Conduct comprehensive market research and feasibility studies to identify potential real estate investment opportunities across various property types (e.g., multifamily, commercial, industrial). Perform in-depth financial analysis, including discounted cash flow (DCF) modeling, sensitivity analysis, and return on investment (ROI) calculations for potential acquisitions. Prepare detailed investment memorandums and presentations for internal review and investment committee approval. Conduct thorough due diligence on potential acquisitions, including property inspections, lease abstracting, environmental reviews, and title examination. Assist in negotiating purchase agreements and coordinating the closing process with legal counsel and other third parties. Monitor and analyze the performance of existing assets in the portfolio, providing regular reports on key metrics such as occupancy rates, rental income, and operating expenses. Develop and update financial models to forecast property performance and identify opportunities for value enhancement. Work closely with asset managers, property managers, and leasing teams to ensure optimal property operations and financial performance. Assist in the preparation of annual budgets and strategic plans for individual properties and the overall portfolio. Stay abreast of industry trends, economic factors, and regulatory changes impacting the real estate market. Develop and maintain relationships with brokers, developers, and other industry professionals. Qualifications: Bachelor's degree in Finance, Real Estate, Economics, or a related field. An MBA or advanced degree is a plus. A minimum of 5 years of relevant experience in real estate investment analysis, acquisitions, or asset management. Proven expertise in financial modeling using Excel, including proficiency in DCF, LBO, and sensitivity analysis. Strong understanding of real estate valuation methods and market dynamics. Excellent analytical, quantitative, and problem-solving skills. Superior written and verbal communication skills, with the ability to present complex information clearly and concisely. Detail-oriented with strong organizational and time management abilities. Familiarity with real estate investment software and databases (e.g., Argus, CoStar). Ability to work independently and collaboratively in a fast-paced team environment. Real estate license or certifications (e.g., CFA, CCIM designation) are advantageous.
